Let me say, we all got started at one point in time and had to grind.

He got out after 7 yrs or so as the grind was not worth the profit any more for him 

After a few minutes I still heard noise so I came down the stairs, turned out to be someone hired by the bank to weatherize the property.  

When I first met 1st floor tenant prior to the purchase of the building, she complained about the noise made by the 2nd floor tenants, and told me she was looking to move out. 

Before going scorched earth on them try working out a solution, especially if they are good paying tenants.Do you have anything in your lease about excessive noise?

In over 70 years of having extremely good luck I have learned advice is only noise unless it has been requested so I will stop for now with the recommendation to pay attention to the Nike motto: "Just Do it."

While the impact of the hike was not all that loud, there is one there and it will be a slow grind on consumption of product as borrowing costs start to inch up.

Keep grinding and good things will come your way.
