Considering how much I enjoy meeting new people and communicating, the STR approach has been successful and enjoyable Now we are pursuing our second investment property and are considering a property which needs some TLC and has large value added potential, considering that its in a prime location on the oceanfront.

We have chosen single family housing rehabbing (fix & flip) I am looking for mentorship and great people to guide me or even partner with this field.

Thanks so much-I am enjoying reading through all of this-I appreciate the reply-very helpful- Hi Angelique - what its describing is typically described as a "hard money loan" or "bridge loan" and the 30-year fixed option with no prepayment loan would be an alternative type of "DSCR" loan (DSCR loans often have prepayment penalties but can sometimes be flexible and have no prepayment penalty)

It was determined that the holding period for the acquired real estate started after the end of the redemption period, given that is when the acquiring party started to enjoy the benefits of the real estate ownership.
