@Nat Chan  well good luck with it.I am about to embark on my first suit for performance as well... never done one in 40 years. this is a little different Significant money has transferred and now the seller won't sign or answer.. we have no recourse but to litigate it.

I have helped many investors obtain financing, and now I'm looking to embark on the journey myself.

When you write your first good faith offer check, you'll question everything about what you are embarking on but if you never write that first check, you'll never leave the train station. 

May I offer just one piece of advice:As you're about to embark on this very exciting new endeavor, I would HIGHLY recommend you meet with a mortgage/financial professional and share with her both your short- and long-term goals.
