Huh, i hope i explain this better as i just joined BP couple of weeks ago and just upgrade to a PRO last Sunday!.

The property conveyed fully furnished but I am going to upgrade.  

In quickly looking at this, I'd be careful that I wasn't sub-consciously massaging numbers on the front end in order to make sure I hit $100/door per month (Because I caught myself doing that numerous times when doing analysis).

Today, I don't believe that an upgraded kitchen/bath area and a general fancy upgrade produce enough additional rent to justify their cost - the neighborhood is still attractive to folks looking for more of a bargain on rents.

Plumbers have equipment that is much more heavy-duty than what we own ourselves and are experts in rooting out plumbing lines and ensuring drains flow freely.Electrician - While we do quite a bit of electrical work ourselves, it is important to have an electrician available for more complex work, such as upgrading an electrical box or replacing wiring.Carpet Sales and Installation - Every property we have ever owned has received new carpet at some point during our ownership. 

I have decided to upgrade to Pro, but I just wanted to know if PRO is still just as valuable for Canadians, specifically in Toronto. 

I'd appreciate it if you could help me gauge an understanding via a answering a few questions for me.1) Have you worked with general Contractors help"beautify" a house to fetch a higher asking price.Basic quick rather inexpensive upgrades to add value.

One of the main reasons I have upgraded to an paying member of BP was because of the marketplace, and since the upgrade I have posted 3 property I had for sale here in Toledo, Ohio... (1) A multi unit that I sold through social media marketing (2) A SFH in a B- class working neighborhood that I told my mentor about whom ended up buying it(3) A Large 5bed 5bath home in the Historic Old West End (an A class neighborhood) that I have yet to sell but a local couple (that again seen it on another site) whom is pre approved plans to put it under contract after they learn more about the FHA 203k loan process.Now with other marketing sites I got a email or a call on each of these listings from investors EVERYDAY but I have yet to have any serious inquires about any of the 3 listing besides a few other noses/curios local investors that just wanted to check out the new competition in town lol.
