I'm wanting to pick an investment strategy that I can really learn to master, and I know people can make money with any strategy and from that perspective it doesn't really matter which one you choose, however, it seems like every market has its own unique characteristics, which could create some advantages/disadvantages for the different strategies.

After closing costs and other fees you'd likely lose money selling it.You're in a similar situation with property #2, but with more potential value on the upside.Without knowing what you pay in insurance and taxes, it's hard to know how disadvantageous your situation is currently, not to mention I'm guessing you have some kind of property management situation given the distance from your rentals.

My intuition tells me that the 16 rule will skew AirBnBs pricing algorithm and have some negative effect on search results and display ranking of the largest properties.Huge custom mansions (20 person plus) with a traditionally high minimum nightly rate will now be at a big disadvantage in search results against a true 16 person sleeper (mid size) which has considerably lower minimum rates.The largest properties are now in direct competition with mid size properties as far as sleeping capacity and as a result I expect AirBnBs algorithms will begin to ease prices down on the largest STRs because the mid size STRs will always appear as a much much better value.If my assumptions are correct then what follows is basic economics.
