You could get her to answer the rare phone call for maintenance (or even just pick up messages) while you’re at work and have a good vendor list for her to respond with in terms of electricians, plumbers, handyman, etc.

We usually ask the prospect two related questions- how do you prefer to be communicated with (email, text, phone call), and what is your definition of timely?

Someone that gets it blasted across all the rental sites, knows how much rent to charge, gets professional pictures, placed, posts good print copy, and answers the phone/emails when they come in.

I'd strongly prefer to have a cash-less payment mechanism though, ideally a phone or a card that you can add funds to with a credit card or phone, so that tenants aren't forced to use coins or cash bills.
