I work in commercial property development, but this would be my first time developing anything myself and developing anything residential.

I currently have 33 residential units and 11 commercial units.

I have clients that gross well into the tens of millions, they hold residential and commercial properties.

If you all have a CORE 4 to recommend in these areas please let me kThanks in advance Cap rates are not applicable to residential property imo.

This would generally bode well for surrounding property owners as well.One other thing I would also try to scope out in the new building's planning docs would be whether or not they are including any retail/commercial space in addition to the residential apartments. 

However, congregate living involves many enhancements to the dwelling other than just a typical residential house.

Later, in the early 1900’s, through child labor laws, anti-trust legislation and other regulations they recognized that allowing the richest minority to unfairly and unduly exploit the majority of the people is un-American. 

With time appreciation and rent increases will produce a good return on leveraged coastal Ca cities RE.For those with a bigger pot to invest…If you do value add on residential, currently commercial residential is beaten down but non-commercial is not.  

On a separate note, I do not believe this farm yard has any strategic value for them... it's in a very corner off of a residential road that wouldn't do any good for trucking down or anything like that.  

Looking to build something straightforward, nice, with some upgrades finished, but just a basic residential building.
