I guess my concern is is there any capability for vetting guests on GVR prior to confirming a reservation?

This is a concern given the new law in FL requiring an engineering survey by December 2024 and funding of reserves.

Don't be concerned about your equity % in the beginning.

I am just a little nervous with a buy and hold with concerns if I will get a tenant but then that's on me to do my homework up front.

He is concerned about tenant’s home being delayed and having to potentially find a new tenant at inopportune time like Nov, Dec, Jan.  

But even though we plan to hold the property the reality/risk of not being able to pull equity or sell easily later on without maybe a land contract is kind of concerning?

From outside, that would be my biggest concern with them.

Your concerns will likely be less with the tenants and more about learning things the previous landlord didn’t handle (deferred maintenance, whether the tenants pay on time consistently, etc)all the best!

Many are concerned about downpayments (as you mentioned), yet why not get your preapproval and ask the seller if he/she is comfortable with Seller Financing the Downpayment?
