We are still seeing very high rental demand, and are even still in a very strong seller's market with high prices and few SFH listings sitting on the market for more than a week.Judging by how resilient our area has proven to be in resisting the things you've mentioned above, such as forced rent reductions and rising eviction rates, I don't foresee any reasons to think this trend will change in the near or far future. 

A nearby military base keeps the area stable and recession resistant, but it also prevents any real job or production growth here.

As always & especially now, key is to buy 20% or more below market & choose a "recession resistant" asset class.

What's the path of least resistance? 

Stan, your heart is pointed in the right direction but resistance is futile, as they say.

For the record I agree that storage isn’t as ‘resistant’ as like MHP’s but look but at 08-11 data and it faired fairly well.

Going forward, I think we will resist the urge to look at buildings that are out of our core focus.

While listening to podcasts and Brandon's progress with mobile home park investing, I was wondering if the military town could also be somewhat resistance to the foreseeable recession that may or may not take place in the next 4-6 months.

Everything is easier when both parents are on board but sometimes you may just have to push through the resistance and allow time to show how beneficial your's and your daughter's decision was.

No investment is recession "proof" but some are "resistant."
