Does HUD provide you tenants or do you procure them on your own?

An example of a recent closing  I was paid as the exclusive sales broker of a Manhattan development site that I procured for my buyer who signed $105,000,000 contract within 24 hours to buy.

It would be far cheaper to procure and install than two forced air furnaces and should be cheaper to operate over the long term.

Ideal property would be a small office building, or small flex space in the San Fernando Valley area.I am sending out direct mail to property owners that i have procured through property radar.I do also have my license, but its not active.Here is my question.

For me, I realized most of my business comes from listings, so now I focus on procuring more listings.

My brother-in-law is good friends with the owner of the moving company and my brother-in-law is a handy man with connections to other contractors to do the repair work on any used trailers that I procure. 

Short answer, no, unless you are the procuring cause of the sale.  

Systems to consider are: property management, vendor sourcing and procurement, accounting, legal, document retention.Property management - How will you automate rent collections?

It all comes down to how much work and money you want to invest in the procurement process of the property.
