Never, but the banks I deal with love to use 75% vacancy for LTR (stupid, Bozeman has 100% occupancy for LTR, never in my 15 years PM'ing here have I had an empty apartment), and 50% for STR (due to the nature of my market).

i'd go with natural gas if money is not a factor.  

You won't find a commercial lender at 85% with this hair on the deal.
