Next: questioning "IF" administration will do as it's promised is ridiculous. 

Make sure you ask them good questions, make sure they carry insurance and that they are available year round.

@John Lasher, admittedly I tend to align a bit more with Stuart, but try to give some valid advice.Some questions I would ask any guru I was considering investing in:Will you invest my deals by being a client of yours?  

Biggest question in my mind will be the Ocean front..
