You need to take anything Mr Hancock post with a grain of salt.  

Any agreement worth its salt should at a miniu address these types of issues.

The homes I'm looking at trading are all on the west side of Salt Lake County and most are 4-5 bedrooms single family rented at market rates of around $1,500.

My sister & I wasted (according to our friends) the cash we made buying rundown rental properties with salt damp issues at the foundation.

I think they both need to be served but fortunately, you know where they both live, so I doubt service will be an issue.At this point, even if tenant says "I promise both of us will move out by June", the mother has already expressed her intent to be difficult, so I would take anything the mother and daughter say from here on out with a grain of salt.
