I called several PM's and could not find any under 30-35%, so unless you are super familiar with the town rules and regulations, have a rock solid trustworthy housekeeping crew and local handyman to fix things (most HK's won't even change a light bulb for you, or batteries, so you need a handyman or PM type person), I don't see how you can make a profit unless you self manage.

Modular is simply a stick built home, built in a controlled environment and delivered to the site in Modules and assembled, Manufactured homes are factory built to HUD code and the steel framing for the trailer is part of the floor system, they can be set on blocks and skirted, or set on a foundation with a basement.

Buy the new lithium battery smoke detectors they are twice as much cost but the batteries last over 10 years instead of 1 .
