I don't think the structure is damaged or weakened (no leaning that I can see) but just holes where branches came through and plastic lining dangling some. For the black mold, will using bleach water to clean it all up suffice?

It is interesting to see the varying viewpoints on this subject and food for thought.Based on everything I have read in these responses, what I have learnt is that (a) our growing population should put a natural floor on home prices to reflect replacement cost minus depreciation and (b) if you can buy at deep discounts, you should do it because any future depreciation should be offset by the discount. My own decision based on all this is to perhaps continue with my flip business because it gives me returns similar to a good buy-and-hold property while keeping my cash free from any long-term committments in case the economy weakens.

None of the other expenses are verified yet.)Net Operating Income - $56,069We've recently experienced an oil boom in West Texas which has taken a huge hit, weakening rents in the area, because several oil firms have laid off many of their workers while oil is at a current low price per barrel, so the rents which have been collected may not remain as high as they were in 2014.My primary concern is that the expense ratio seems unrealistic to me, I've been accustomed to considering 50-60% as normal for expense ratios in my local area, this complex claims to have a roughly 30% expense ratio.
