There should be some financial advisors or real estate attorneys on here around your area who specializes in hospitality ventures and might provide valuable insights tailored to your situation.

I’ve seen many buyers successfully execute this strategy over the years, turning such properties into valuable investments.

For management, self-managing saves costs and teaches valuable skills, but a property manager is essential for out-of-state properties or scaling your portfolio.

Hi @Justin Pumpr,You’ve been through a lot brother, and it’s clear you’ve gained valuable experience, even if the results haven’t matched your expectations.

The PM company is starting to kick a little better lately but we had a rough 2024.Always remember that every positive and negative experience when taken well is an opportunity to grow as a person and to learn something valuable. 

I'd do what you can to keep yourself uninvolved with it....but still help your Grandma of course..A trip to the City (Planning/Zoning/Building Depts) will give you some valuable info.
