Mix of some mom and pop is okay but too high and you run into issues.I do not look at current income as much because many small strip centers have vintage leases from 2007,2008 and the tenants are looking at leaving or getting a big reduction in rent from current levels.So if a tenant is at 18 sq ft in a strip center and a Publix supermarket was a 25 sq ft at the height of the market now the Publix is at 19 sq ft and the tenant will want the current place to reduce to 12 sq ft etc. to stay.With a less superior location the tenants have less sales and traffic so need to pay less rent to keep the same profit.

My boys received certificate job prep training one is a Refrigeration Technician the other is an ASE certified Master Mechanic after studying and passing 33 exams.My daughters best friend worked part time for a local supermarket chain she was selected to get a 4 yr degree for free paid by the chain.Education after high school is essential whatever form it takes.

definitely make use of gov sites to help you provide more insight into areas:census data- zipskinny has some interesting stats based on census- go straight to census site for data- neighborhoodscout is another resource- local gov site may have more stats about neighborhood and demographicsschool district data- find out school districts in the area and look up related local gov website for stats- check out greatschools.com and similar sitespast sold data- the usual: connect w/a realtor- review zillow on past solds for your target property profile- trulia can provide some more insights into areas like zillow doesrental comps- check rentometer- craigslist- local realtorgoogle maps- cash for gold sites, payday sites- affluent supermarkets, restaurants- public transittake into consideration how proximity to certain retail biz or transit can be desirable or influences the local areaNY is a cramped place to evaluate neighborhood on just google map factors listed above alone... i know there are various neighborhoods and depending on what block or side of the tracks, values can go up or down.

Hi, I checkout two one bedroom with same price.1) Next to the mall ( with Costco and others supermarkets and fast food restaurants, with door man) but about 700 sq.2) about 5 block away from the mall described above, the closest supermarket is 4 block away about 10 minutes walk( I don't drive) , but 950 Sq, with 9 feet ceiling.
