I agree.. just look at any large mid west or rust belt metro.. there is a ton of houses avaliable the question though will folks buy in certain neighborhoods where inventory is readily avaliable you can buy existing in many of these markets for far less than new builds.. so to me its really a neighborhood issue  a school issue a crime issue etc etc..

Add to that we have Bethel School of Supernatural Ministry with students (ages vary from 18 to seniors) numbering a few thousand, with no dorm space, and investors have purchased homes and rent room space to them.

I think the winter market concerns are really primarily only really worrying if you are looking at a larger SFR attracting families to due the "school year" issue - but other types of strategies I don't think its as much of a concern

New construction, townhome style or even small simple house style - coupled with nice neighborhood amenities, and in a good school zone
