If you are truly trying to help others know this.. you need to stop regurgitating that stuff.

I am brand new so I'm not necessarily giving you advice but rather regurgitating what I've learned so far from others and resources.It MIGHT have been in Jeff Leighton's The Beginner's Guide to Wholesaling Real Estate, but I could be wrong because I've been reading and listening to so much material I get it mixed up.

You can flip in any market...your agent is regurgitating some news they heard on CNN...typical and shallow.

Some other more recent programs I find are derived from other materials or strategies that are regurgitated and put into "newer" programs.

-  All the information you want/need is on the site -- you seem to rather ask an open-ended question to try to get people to regurgitate information that is readily available by using the search feature hereMy recommendation is to spend a few weeks/months reading this site, getting familiar with the basics and putting together a plan.

It's really all nonsense regurgitated by investors with limited experience in the real estate industry. 

I saw a case study on the internet and I'm just regurgitating what I saw in that case study as it was truly fascinating.  

It would be a waste of time to have to regurgitate everything, share my advice, and then wait for the Landlord to give me a thumbs-up.What is gained?
