Marketing for off-market motivated sellers

What are the top lead generation strategies for off-market, motivated sellers for houses and small multi-family? I’m looking to identify where to focus my time for marketing. I have seen a lot of people say it depends, but if you were to sum up all the successful leads of motivated sellers in 2019 or 2020, where did they come from as a percentage of strategy (e.g. 50% web, 25% direct mail, 25% driving for dollars, etc)? Thank you.

Wrong.. wrong.. wrong and.. wrong..

Consistency is NOT key!

And no they don't "all work".

It seems people are too scared to talk truth.

Being polite is great but NEVER at the expense of wrong info.

"Being consistent" is what people say when something is not working. If it worked.. there wouldn't be a need to say "ohh you just have to keep trying" right?

Let me tell you something..

If you keep falling off a horse, some people will climb back on and think "see I don't give up".. I say you are STUPID.

If I fall from a horse once, I figure out why I fell and correct it. And if I fall again you damn better be sure I will nail that saddle on that horses assbutt and superglue my butt to that saddle.

Consistency IS NOT KEY

That is flat out ridiculous. Fixing problems is key. Knowing when some bullcrap method doesn't work and cut your losses is key

Figuring why and how something works or doesn't work is key!

This is not some kumbaya hippy circle where we hold hands and be politically correct with a smile. This is cutthroat destroying your competition and become the master of your universe and if you dare telling me there are enough deals to be made you need to just quit! Because people like me will eat you up poop you out and destroy you for breakfast without even knowing you were in the way.

Step up, be aggressive. and dominate.

DMM has what a 3% open rate? (more like 0.1%). How the hell "does THAT work?!"

Would you buy a car that starts 3 times every 100 times you try to start it? NO, you would say that piece of crap doesn't work.

Would you jump in a plane that has a 3% safe arrival rate (thus 97% of crashing and burning mid air?? NO you'd say "Screw that poop, I'll friggin WALK if I have to".

WHY please OMG  PLEASE tell me.. explain to me why 3% for DMM is acceptable when for any other system even a 20% would be considered "horrible".

CAN you make a deal doing DMM? Yes.

Does it work? No!

Can you win the lotto buying a ticket? Yes, Does buying a lotto ticket work? NO!

If it did, people would buy lotto instead of working a day job!

This is what you need to do.

Everyone that says that "everything works" you need to write down a definition what it means "it works". Then when you see it in your own words, and then look at your goals, how bad you want it... THEN decide if it works.

Yeah this message is stern you know why?

I see this posted OVER AND OVER AND OVER again!

STOP telling people all these redonkulous methods work. People here are SO damn dense they WILL believe it. You are not helping them. I know your intention is to help, but TRUST ME you are not!


If you are truly trying to help others know this.. you need to stop regurgitating that stuff. Its BS!

Let's hear from all the folks here that have been doing DMM consistently and are STILL not in the 7 figure club. Don't be shy. Say something lift your hand, show the world that all that crap advise you have seen everyone regurgitate didn't work for you!

Do you want to make it? REALLY want to make it?

Friggin THINK on your own. Why is it that I have to tell you to THINK. Why is it that common sense didn't make you open your eyes and see!

If everyone is doing DMM and pretty much almost EVERYONE is.. why is it that SOOOOOOO many of you are still counting their cash before they put that gallon of milk on your cart, to see if you can afford it?!

Want to make it.. then think.

Get a website. 

Make it credible

ACT SMELL SOUND LOOK FEEL like an actual gaadamn business online. No website? YOU DO NOT FRIGGIN EXIST!!

Once you have a website, look into facebook ads, Instagram youtube and show off you are the authority in your space, while you work on SEO.

This is NOT opinion, this is fact.

No need to disagree or argue with me. I don't care what anyone says.  We do 6 figures/month scaling to 7.
