My cleaners take a video after every turn, my team goes in to check everything is good after cleaning and record salt and PH level logs and I have a licensed plumber who is in charge of maintaining plumbing, water heater, and boiler system with logs.

This video was all I really needed as it was almost fully encompassing.

Then they give you a random login/password for that site that you'll never remember and can't change.  

@Samuel DioufI think @Becca F. is making the point not that there aren't deals in Ohio - there are deals everywhere - but that you're not going to "cash flow" just by buying a random property. 

if you buy a random property in a neighborhood you've never been to and turn it over to people you don't know you'll just lose money.not trying to be negative, trying to protect you and your hard earned cash.

Tons of room to negotiate even on market deals.Very few wholesalers, although I made videos about how to do it.

Compare to CA: I was just in a cabin construction yesterday doing a walk through video- priced at $717k, 3/2, that will come with 'luxury finishes'/fully furnished/turn-key when it's completed at the end of March. 

Have the tenants take and send pictures of any maintenance items and video chat with the repair person as needed.If you ever get in a situation where you just feel like you can't do it or don't want to do it, you can always put a PM in place at any time.
