Thank you @Ned Carey I took this investment course on line,  im putting the piece of puzzle together. 

In my opinion the most important piece to the real estate investment puzzle is the ability to use the banks money. 

Looking to take action here so I've started marketing just need a few pieces to the puzzle. 

Finding a contractor seems to me, to be the harder piece of the puzzle so far, definitely!

You may or may not be able to get it, but it's valuable to at least know what "perfect" looks like in this situation.Once we get some of these answers out on the table, we will have more to work with and try to solve the puzzle!

Even if they don't know anything about rehab costs, and can't even find you the property, you would at least have the ARV part of the puzzle figure out, which is step 1.

I am puzzled.  

Just for initial calculation purposes.Again, I don't want someone to do the work for me, I just would like to know where each piece of the puzzle is sourced from, so I can accurately evaluate deals.

i find it a bit concerning, i am at the same level you are i pass the last 4month searching for home (house hacking) now that i am the owner am happy to focus on differente part of the puzzle instead of fixer up thousand of stuff beside only minor repair.
