So, the KISS (Keep It Simple Stupid) principle applies.

You have no access to the property so you are buying sight unseen and subject to any and all liens.

This example, principle $ 92,xxx, 10 year term at 10 percent interest.

This is exactly why I believe that most people interested in actively participating in real estate (as opposed to just buying shares in REITs) biggest failure is that they want to skip the 12 - 36 months necessary to learn and experience real estate principles, real estate finance, and real estate law.  

These same principles should be applied to anywhere you choose to invest.

Driving through it makes me want to buy everything in sight!

I guess I was being short sighted and was a bit too caught up in the raw real estate numbers. 

Remaining principle on the mortgage was paid by Flock at closing ( ~60K), so my shares at Flock represent the equity in the home that I’d accumulated from appreciation and principal repayment over the last 17 yrs.I like their approach/strategy.

You need to make decisions using the same principles as retailers.One goal of a rental property is to have a reliable income.
