Included in our rent invoice each month was a photocopy of the current water and sewer bill; the owner would pay it, but then when we'd write the rent check each month, the check would be for the rent plus whatever amount was billed for the water/sewer.  

Cash not accepted in my world, and I would also make a photo copy of the Money Order.

The sellers will need to provide govt issued ID of course, and this will need to be photocopied and notarized. 

As far as the homeowner's manual goes, it is just photocopies (I plan on scanning originals into PDF at some point, but haven't yet).

Code) forbid the unauthorized reproduction of this form, or any portion thereof, by photocopy machine or any other means, including facsimile or computerized formats.

I emailed back with an application inviting them to fill it out and send it along with $75 U.S. plus a photocopy of their current passport.
