Hey Biggerpockets I have a quick question for you guys. I'm revamping our lease agreement for the new year, because it's just not working for us. Our lease originally gave tenants a 30 day notice; which tenants took and ran with every time. So my question to the biggerpockets is what notice of eviction terms have worked for your rental properties over the years. Also, what are some other terms that you list in your leases to drive bad tenants away.

Boy @Genus Powell has anybody ever told you, you look just like Jack Welch? ;-)

It's a matter of what's legal in your state or if your municipality has any stronger tenant protections? That's one for your lawyer. It's kind of late to run them away when you take out the lease - that should happen during the application process.

This is one of my personal named nuggets that I share with other investors. I call it my "5-cent Solution for Bad Tenants!" It's a written application. The majority of "landlords" around here do not use a written application for tenant screening. When I tell prospects that I have an application, the bad tenants say something like, "I'll bring it home and fill it out and get it back to you" ... and I NEVER hear from them again! A black and white photocopy costs about 5-cents. Therefore, it cost me 5-cents to get rid of them!

Screening is where you can solve most of the "problems" of buy/hold investing! IMO.
