When you specifically mentioned STR experience and the possibility of something with some added "personal value" bells started going off. 

House hacking is the BEST way to get into real estate investing and that's how I personally got started as well too.

What do you think is reasonable or do you shop it out to a wide net and close the deal when the first person signs ?

Perhaps HELOC on current property, sale of some under used personal property, etc.HML terms kind of scare me.
