Think 10-12% CAP rates.D class areas= Practically no price appreciation, worst/struggling public schools, highest crime rates (especially drugs and violent crime), highest cash flow.

There are hundreds of posts on the BP forums every day.However, this does seem a bit more personal as all your recent forum comments are attacking anyone that speaks highly of Rent To Retirement. 

Bloody oath I do mate.It's never their fault and always yours (Ours).They rarely take any responsibility and cry victim.It's crazy to think but it's like many intentionally look for drama and deep down inside don't want success but rather problems.Someone to dislike and blame and to feel wronged by.All other personal and "at home" issues can now be blamed on this one unfortunate scenario.This "drama" per se is like food for the hungry and they need such drama in life to "survive".My apologies if my above comments sound weird as they are more so from a philosophical standpoint and just some thoughts that I have considered after 5,000+ investor intro calls and as you have mentioned, others feeling wronged by me or my company on many occasions.What a $#@% way to live IMO but I don't judge and sleep in peace.Again, I have been "wronged" by many but consider it my own fault.I also don't call them out publicly or post bad reviews, etc... 

A non-franchised Broker with six agents won't have professional training and resources, so a new agent won't be trained as well and will struggle to get started. 

I would say the same for employees who need say a second advance on their wages (we allow one).I am willing to make a personal loan if an employee really needs it and you could consider doing it that way with a tenant in need.

Cash flow seems like the obvious one but I'm struggling with the concept of building equity at expense of cash flow. 

From what I have researched they seem legitimate but the person I am working with is flakey, takes forever to answer questions so I thought I would see if anyone else had experience with this lender.  

There are many here in my local area and your area is likely to have the same type of meetings.Most of the deals that I fund are by meeting investors in person at these groups and creating strong relationships.
