Sure you can get away with it , until a home inspector looks at the dates on electric wire , or pvc pipe . 

Housing is just the perfect example of this.

To newer investors, they may rely on their agents to act as the Chief Investment Officer, effectively thinking the agent will bring them only perfect deals that meet their investment objectives.  

I just choose a different moment before they seek out a Coach or program.I always tell the people I'm helping to do a Deal Analysis in 1 hour and don't seek perfection.

There is no perfect property. 

No one is perfect though in RE if your doing volume your going to have a few that are bummers but at least in our program there is control.. not this feeling of helplessness when you hand your money over to a syndicate and they go dark your totally out of control of your funds..

It is perfect for a portfolio size of 5-15 units.

We have anything from multifamily & single-family properties that are already tenant occupied to permitted lots, so it works perfectly to consistently have something that can close in 45 days or less.

It's not perfect but it's a good place to eavedrop and read up on what REAL people are doing in this space and what they have learned. =)
