Not to be repetitive, but if you want a Tulum-type scene, they cannot be too small.

Lots of newbies that have come onto the scene in the last 3-4 years during an extreme bull market, who have never lived through a bear market.

Part of the behind the scenes is the following type of give and take. 

Local market scenes, like how much people want to rent, the worth of homes, and the local economy, also play a big part in doing well.Target areas with pros and cons include Jacksonville, FL, Baltimore, MD, and Midwest (Columbus, Detroit, etc.).

Some other things may need to happen behind the scenes from there, especially if a sale date has already been set and that date is approaching soon.

Frisco, known for its top schools, booming job scene, and fun places, is set to grow more in the next 5 to 10 years.

A process of institutionalized integration and the job scene will change, not get sucked out.

When picking a place for this, think about how cheap it is, how many people want to rent, the job scene, and rules that are good for the home owner.
