If it’s the former I find it hard to believe anything but the absolutely most risky loans if that would pay 38% annual interest; if it’s the latter then you DO NOT get your $10,000 principal back at the end of the loan term, it is returned monthly as part of the amortized monthly payment.

Also, the term "house hacking" is generally used for your owner occupied home (renting out rooms in your primary home) and that income cannot be used to help you qualify (it is considered boarder income).
