Finding tenants via facebook, craigslist, word of mouth, etc.. doing a phone screen, running background checks, etc.. takes A LOT of my time.

But my second answer is that if you are able to “go it alone” from a directional control perspective you will be much happier, and can operate lean where there is no counter arguments to be had with a partner.

@Jay Hinrichs I totally understand those replying that it's just pandering, or some mumble-mouth stumbling through a rambling of thoughts.

For me, I have more energy and am happier when I work out and eat a somewhat healthy diet (and it definitely recuces stress).

You'll live a much happier life.it's just as simple a matter as those who have been through it before and paid to stay, aren't as afraid when they get the first notice that they're going to be in the street as someone with no experience with the court/eviction system.

A few examples of when you might see a higher cap rate is a non-credit tenant (mom and pop, one store operator, hand to mouth financials) or you might see this with a tenant whose lease term is set to expire in the near term (2 -3 years or less).

If they tell you property "A" can rent for $2500, then they are the ones who have to put their money where their mouth is.
