in states this is legal just do fractionalized loans .. and that should keep you clear of SEC regs. not all states allow them though..

Compared to the primary market in Nova Scotia (Halifax), land and property values are a fraction of the cost in Cape Breton, yet the demand is dire.

Some lenders may not be able to apply or only be able to apply a fraction of the gross rents (if any depending on the lender) to contribute to your Debt-To-Income-Ratio. 

Or local only investor who is well known in the community can get those from banks thats why you see this huge amount of HML PML entering the space since 2010 prior to 2010 there was a fraction of the amount of HML pML as there is today.

Just dont want to blow 20 to 40k ifyou dont have that money and its just a small fraction of your cash reserves. 

Obviously having a 60+ unit portfolio affords me the opportunity to have a revenue (fractional) - so if you only have a couple of properties in 1 or only a few markets you should be able to base off of your competition and booking trends.
