For example a younger person with only a few years of credit history with a $100 written off cell phone bill from when they switched companies will have a bad score because they don't have enough history to offset that small negative.

They also tell you that you'll get Kris's personal cell phone number.. ha. yeah right. the guy legit never responds and when you call, it goes to a pre-recorded message that sounds soooo fake - its clearly not his real number and he doesn't get back to you with any valuable information.

Hello Laura,I have actively purchased land that I identified for the last 10+ years.The easiest way to find out if the land is for sale is to talk to the owner directly.You can use tools such as Whitepages.com surprisingly they have over 90% of people's cell numbers.If you can't get the owner on the phone, I would send them a letter asking them if they want to sell, I have seen other people use actual contract offers that they send out to the owner trying to purchase the property.I would not share my concept unless its some sort of Charity that you are either seeking a partner or donation for.I haven't used PropStream, However one really good tool is called Land Glide, its and app on your phone, and you can look at the parcel makes in real time, and also see the owner info and for each parcel.Hope this helps,Dustin

Then the home was always used as a residence from time of purchase up until the last 2.5 years or so, which is NOT to be included as "non-qualified use", so the "Home" version should have 0 non-use days by the days owned, making my non-residence factor a big fat 0%, which multiplied by the gain makes my non-qualified use gain another big fat $0, meaning that my gain that is eligible for exlusion is 100%!!!!.......

If you want the best coverage in case something happens, call an independent agent and tell them you want a policy with Chubb...then be prepared to write a big fat check for that premium.As Dave Ramsey used to say, drive into any major city in the US and look at the names on the largest buildings downtown...usually either an insurance company or a bank, or both.
