Another thing to note is that if you’re self employed with no full time W2 outside yourself and a spouse a solo 401k is exempt from UBIT on leveraged real estate.  

My retirement system doesn't allow for me to roll anything over given that I'm still employed with the company and also under 59.5 years old.

(and potentially get a better deal with PM cost should we employ one).

If you need to stay in DC for employment than I would recommend house hacking something, although I'm not sure how far 50k will take you there.
