After watching many documentaries and reading a lot I decided I wanted to get into investing for a living and I love real estate also I figured it would be smart to combine the 2.I am really eager to learn from the more experienced and looking forward to making some connections. 

I just watched the We work documentary on hulu which seemed to be arbitrage gone amuck.

You are permitted to subtract routine selling expenses like your broker's commission, title, escrow, recording fees, and documentary transfer taxes to arrive at your Net Sale Price, which will be approximately $375K (ish). 

You would be able to subtract certain closing costs (routine selling expenses) such as your any broker's commission, title, escrow and documentary transfer tax, to get to your Net Sale Price, which would likely be around $235,000 in your case.  

Deed Transfer Taxes and Documentary Stamps in Tennessee - The current deed transfer tax is $0.37 per every hundred dollars of consideration (sales price).

The process was documented in Patty Schemel’s documentary “Hit So Hard.”

I think it was called "How the economic engine really works" which is another good documentary to watch.

You need to reserve space at the top for the recorder's stamp, you need to include the property's APN, the documentary transfer tax amount (should be zero if single member LLC) and notarize the signature.     

I would make a documentary out of it :D)))
