To put things in perspective, I have sold about fifty small lot tract maps throughouth LA over the past 15 years. 

Definitely a lot to digest.

That's a 1700ft 52 yr old tract lol.

I stated in the co tract that they are responsible for clogged drains if it’s their fault.

Unless someone is well established in their business, I would start small until you've got the money and assets to digest those kinds of fees. 

I *love* the northern part of Inglewood, but there are also NELA pockets like Cypress Park and El Sereno that offer a tone of value.And all of these pockets, almost entirely, are in NACA-qualified tracts.

When lots are platted, usually it should be required for a cross/shared access easement so a tract isnt land-locked.
