To me the lack of equity long term is unattractive but as was also stated, everyone has different desires and different investing strategies.We have neighbors (in an urban neighborhood) who live in a fully permitted 24' diameter yurt on property they own.

Could be a 20k flip, could be a 50k flip . . .The exterior has a 8" diameter hole on the outside that has been open to the elements and leads to space between the interior and exterior walls for what is assume is the whole 1.5 years, so no telling what water, mold, creatures have infiltrated.

Only to drive out and sometimes it was hours away and look at the property and see that the timber was no bigger than Christmas trees or it had been clear cut and there were only 15 tree's left on the 40 acres I finally got them all a small piece of rope I told them put it around the tree at DBH ( diameter at Breast Height) and if there is any rope left over its too small that saved me a bunch of wasted time :).. ...

Grade to drain like I said above, cover in plastic to the property line and then landscape if crushed or river rock 1"-2" diameter or whatever is cheap locally.

Guys,Any GC/Plumber/HVAC person comment on this.doing an installation for a range hood where previously there is no duct going outside but there is a duct going straight outside from one of the gas fireplace (no chimney involved straight horizontal duct outside).The homeowner didn't want to install a duct (which is an easy option) as the hood wall is facing outside.The homeowner got someone to install a "Blue PVC Lay-Flat Discharge Hose" approx 1.5" diameter that connects to the fireplace duct (seems like proper sealing), but I have never seen this before, is this going to work if I installed the range hood that has 600-700CFM, wondering if anyone has seen this or have comments about it?

Another mention about smaller ducts, there are "high velocity" systems that allow for insulated, flexible, round ducts as small as 2" diameter.
