First sell off things you dont absolutly need .

If they are low balls then usually you are asking someone to work for free as the fix and flip landscape is competitive for a low pay out.

Meaning the low hanging fruit for a new investor might be a little higher up on the tree and fewer and farther between.

This seems unrealistically low for a 40 unit property.

I can though pick out a disgruntled low level Employee though or a Shill/Troll.
