I've had tenants from both ends of the spectrum, though--and I can say from experience that happy, highly-qualified tenants make property management 100x easier.Now that I'm firmly at the bottom end of the rent market, with highly satisfied tenants (who are unlikely to leave), I plan to begin yearly rent increases going forward, starting this year.My target is 2.5%-5% rent increases every year for at least the next five years for renewing tenants.

But given that MTRs are so broad, there are guest types that are on the lower end of the spectrum (rent-by-room) and those that are the extremely high end of the spectrum (insurance placements).

As you move up the risk spectrum, the projected returns should be higher, but you need to understand there is more volatility in the ability to achieve that return, meaning: a value-add deal with some vacancy, 3rd-4th generation space, more local tenants, should project a higher return than a new construction, national credit tenant base property, because there is more tenant risk, physical condition and obsolescence risk, vacancy and lease up risk, potentially retail corridor risk, etc.

I found eSignToday to be on the opposite spectrum where the pricing was a flat $0.50 per signature, and you can't add any fields for tenants to complete.

I know this is counter to popular opinion, but I find on the most-damage-to-least-damage spectrum, long-term tenants cause the most damage, then medium-term, then short-term renters.
