With what you're trying to do I definitely recommend speaking to an agent that is familiar with what you're trying to do as well as a financial planner THAT ACTUALLY DOES FINANCIAL PLANNING.You'll come to find that most financial planners are 100% commission based life insurance agents disguising themselves as a financial planner lol.Good luck!

@Gavin Jex seems like they are trying to help you out, but exposing you to tax issues.As @Chris Seveney already pointed out, one of you will be taxed on the 0% interest loan as a "gift".The other issue is that you will get the property at $170k roughly, and then be exposed to capital gains of the difference between that amount and the market value.Highly recommend you speak with an Estate Planner for possible better options.

Nobody wants to be subjected to bickering on an educational forum.If the Financial Planning Association gets its legislation passed on title protection you won't be able to call yourself a financial planner anymore, you don't have the bare minimum qualifications of education or experience.

I will start with the planning and zoning office and then my financial planner to be sure I'm sure :)The structure that I would consider converting already has electricity and it is right next to the sewer line so hopefully that would cut down on some cost. 

A CPA or a financial planner that specializes in tax planning can be very beneficial to real estate investors.
