Wow, I lived in the Bay Area around 1990 when East Palo Alto was the murder capital of the USA. 

I'm thinking about buying a property where a murder/suicide by the previous owners occurred back in 2017.

I want to use the financing strategies I learn above, coupled with that $ to either do straight flips, OR do some BRRR.My first question is, HOW do I get access to that $, and use it without getting murdered by the feds in fees, taxes and limitations...?

Pedro,It's no mystery, to maximize profits you'll need to run a tight budget and yes, it's all over the place.  

Fresno seems to have decent cash flowing multi family properties (at least on paper)  Thanks, yes Fresno is also high on murder rates and low on economic development, so be careful and do your research.Personally, long-term I still like Oakland and the East Bay, but I believe these markets peaked late last year and prices are currently flattening or are on the way down...your timing is critical.Here's the current cycle for MultiFamily, that shadows SFR most closely:

Crime rates, especially murder rates for that area is 876% above the national average.

Also, it’s in the same format for every county so it takes the mystery and difficulty out of scrubbing the data once you download it.

Plus you can pull some deeds as there sometimes is a mystery to untangle about exact ownership.
