With all the resources available today to research and learn about the industry, I’m surprised this “easy money” mindset persists.To me, real estate is far from passive or simple.

If this was me, I would leverage my equity into a commercial office/retail/industrial multi-unit or multi-family property.

Thank you.Good morning, Joel - What you are describing is a very common practice on the private lending side of the financing industry.

When I see deals that do pencil for an investor, the LTV is 60% or less (I deal with mostly retail and industrial). 

I was able to build a great understanding of the distressed 2nd mortgage industry.

They have no 2-factor authentication and don't email you to confirm that you want to update your login, both of which I'd consider industry standard these days.

So far, I am just breaking into the industry with a single-family buy and hold  strategy that, from what I can tell is basically the BRRRR strategy.
