I think if you educate yourself you will have less fear of the unknown and also be able to mitigate the risk through processes and systems as well as boots on the ground partnerships.For me, I thought living in CA was disadvantageous as my counterparts in the midwest can house hack a 4plex at 3% down and build up every year with limited cash, or even BRRRR and do rehabs/management themselves.
