The fact that it's a family member does not make it illegal. 

Being a NYC resident (originally from Long Island), the price of entry in the area is on the higher end, so I've been considering some options in the NY Capitol region, as well as NJ and CT.

This provision, through the Affordable Homes Act, make ADUs legal BY RIGHT in any single family zoned property in the state.

I have a W2 job and I'm already working overtime and picking up as many saturdays as I can within my current family obligations.

But to date, I've just set my rents at a rate that accounts for me having to pay the water bill - and informed the residents that each year I'll increase the rent based upon my expenses (including water), so keeping the bill down helps me to help them.But one problem this could cause is if increasing the rent to cover the water bill then places your rent above the market rate.

Can anyone provide any thoughts, good or bad with respect to renting to college kids?I have an opportunity to purchase a duplex property walking distance to a SUNY University. I'm 3+ hours away and would hire a manage...

I have found that multifamily properties tend to cash flow better than the single family homes. 

I had an outstanding cost of $30k that I rolled into a cash refinance on our primary residence.
