People are buying everything online now - groceries, household appliances, even cars - without actually inspecting the product before they buy it.I guess companies should do away with refund policies, satisfaction guaranteed policies, etc.

I’ve found that putting in a bit of effort upfront, like when I upgraded my kitchen with discounted German appliances delivered straight to the US, makes things run smoother in the long run.

Quote from @Kar Sun: My tenant's lease is coming to a close and I am relieved she will be moving soon. She has been paying on time but has been extremely unpleasant and rude. While the money does not smell my mental sanity is more important than money in this case. She sent me a registered letter stating that she feels "unsafe because we have not done the fixes the way she wanted it".She requests to have her witness for a walkthrough. In my state a walkthrough is required but I am not about to grant it to her to bring any witnesses as that is not in my contract. If she feels unsafe she does not have t be present.I also do not treat a final walkthrough with a tenant as a final sign off. This walkthrough does not include a detailed inspection of the plumbing and the appliances that will be done after she departs. This is simply for the visible cosmetic issues and should take less than 1 hr.

MAYBE, if you live in the town, and are VERY handy, and open an appliance, hvac, roofing company and are willing to travel to the 30 closest cities (since you won’t be profitable even if you get all the business in a city that size.) then maybe you’d do ok.

Also the majority of those costs to covnert to a 2nd unit will need to be capitalized and depreciated, but some things (new appliances, flooring, paint, kitchen cabinets) can be shorter year assets vs. across the full 27.5 and IF it turns out that unit is > 50% you can use bonus as well on those items.

I'm concerned that the combined load of heat pumps and ancillary heat strips, along with other appliances, might exceed the 100-amp capacity during winter. As part of our future plans to add a third unit and separate the utilities, we intend to install two additional meters: one for common areas and one for the new unit.

While many appliances and the A/C, water heater, etc were updated they didn't update plumbing or wiring.
