Due to inflation things have tightened significantly which has led to less speculative spending (like on land).

It's crucial to understand and follow local laws regarding deposits, documentation, and timelines.A local property manager I knew had a lot of questionable and shady practices, but the one that ultimately led to his downfall was poorly documented and unjustified security deposit reconciliations.

Turns out, during construction, one of our vendors flushed something down the toilet, causing a clog, which led to the system overflowing and flooding the home.We ended up having to cut and replace drywall in multiple rooms and swap out the wet carpet, which will cost us around $10K.Mishaps like this will happen in Real Estate.

So my underwriting led to less purchases that less conservative underwriting may have resulted in some purchases that would have had good near term appreciation.  

If you know this and just try to take a pause before reacting, the results in life and investing will be drastically different.One big thing I changed in my life was this: I used to love hammering someone in an email response, but it never led to anything other than more emails.

This led me to make connections. 

My research has led me understand that I need a Vacant dwelling policy while it’s vacant and before any renovations start.

One of the things that led me to write it was I saw too many instances of what I believed were cattle being led to slaughter and I hoped that a little education would save some people from that experience.
