That kind of CoCR is stellar; my numbers in Norristown are topping out around 48%.  

It has for some time now attracted major corporations into the area and is now considered the "2nd silicon valley" leading in technology accompanied by it's already stellar medical reputation.

FHA is a great option for multifamily, but in a lot of cases for single family it can be a lesser option unless you have less than stellar credit (sub 700 score). 90% of my house hackers use the conventional products for their single family purchases.

I hope you find it encouraging that someone who has built what I view as a successful portfolio and a company with a stellar reputation has been bamboozled and lied to and sold straight up junk by people who I trusted.When I started I had a dream that every property would always provide $200 a month per property and I only needed 50 of them to earn six figures and replace my then income.  

I knew Bavex's reputation was less than stellar by reading posts, lack of a linkedin presence etc. but I went with them trying to save myself some $ and it backfired.

That said, you need to make sure its a stellar location, good school district, close to amenities, etc. 

Now let's look at the potential problems:That $9,000 savings assumes that your home sells for the same price as it would've with a professional, experienced, successful Realtor with an extremely good business model for selling your home quickly for the highest possible price.If that stellar agent puts a 10x personal effort into selling your home and could've gotten you $400k, but the flat fee broker who's sitting at home twiddling his thumbs and waiting for a buyer to call them only gets you $390k, there goes your $9,000 savings.
