I was thinking painting it fire engine red (my walls are taupe, baseboard trim white, and floors oak stained walnut) and thought of painting the tongue and groove behind it white (or the taupe) as well, but not 100% sure on color scheme, as i want the FP to be the focal, and not have too many colors going on. the living room is decorated with tan/chocolate, hints of red etc....

I'm seeing a lot of peeling paint, especially on bathroom ceilings; leaking plumbing and roofs with pots underneath the leaks; layers of carpeting, like old carpet is never removed and new carpet is just put over it, windows painted shut, decks and front porches with holes and pealing paint, old old old appliances, countertops and cabinets, rust stains in sinks, plaster walls with chunks missing and then the holes painted over, etc.Single family homes would be easier, but property taxes are so high I would have to own it outright to make any profit at all.Anyway, still looking.

Lower end tenants can also be stickier, as they are perennial renters, versus the higher end folks who are likely transitioning to ownership (admittedly, all the middle class folks with short-sale stains on their credit may keep them as renters for longer periods -- so we should like to rent to short-salers?).

Then I had my last landlord who I thought was good until we moved out and she started trying to charge us for lightbulbs, alleged water stains on the sink cabinet and other ridiculous things that clearly fall under the category of wear and tear.

But when you get someone to clean the fridge thoroughly that requires pulling out all the shelves, buckets, crisper etc...to wipe down the stains, the BBQ sauce drips etc...you see the damages.

The things I would do is get copies of all existing leases, a list of the damage deposits of each tenant, a copy of all documentation of condition of the property when each moved in ( how can you prove that carpet was not stained with red koolaid when they moved in?).
