The better areas have higher rents per sq ft so the properties are generally in the multiples of millions and up.Now you might could invest in shares of a sponsored much larger higher quality deal.Example with 200,000 you just can't find anything at 1 million worth high quality.

@Mac Usher  if the deal can be financed, the sponsor usually arranges it and its part of the capital stack.
