You still have a young loan so  let the amortization run its course and set your regular income aside for the next opportunity/project that you want to explore.  

Nothing I can do either after the fact, perhaps mitigate the damage that’s done but never reverse course.

And of course doing your best to vet to find the best tenants upfront, will save you some of the issues later.

That is part of the standard contract that realtors use, but a private party sale could of course be different.

So, you should really reread their advice several times, then do your own research to fully understand their advice:)Don't let our responses dissuade you & your friend from investing, rather use their warnings to adjust your course of actions.You can probably find many examples of Partnership Agreements online.
